SERVICES
KAI provides Design-Build, and General Contracting services for numerous projects in the Washington D.C. metropolitan area. KAI’s team is capable of providing all aspects of design and building construction services.

KAI was established specifically to respond to the needs and requirements of our clients.
Our belief is that a dedicated project team, specifically educated and dedicated to service clients could provide a positive benefit. The vision of KAI is to work together as a team and provide three key elements that are critical to successful projects.
Understanding
Study and learn the requirement of physical infrastructure and process of the client. Develop awareness of client priorities and challenges. Know the roles and requirements of other involved parties. Understand what it takes to provide unparalleled service and quality.
Response
Apply the insights gained in understanding with professional expertise. Anticipate the effect of the client’s needs and challenges based on the timely delivery of the space. Respond to maintain the timely advancement of the project.
DELIVERABLES
KAI will provide deliverables, including but not limited to, budgets, subcontractor scopes, competitive bidding, CPM schedules, progress reports, RFI, shop drawing and change order logs, pre-punch list, and closeout manuals with the appropriate warranties.
Our team will conduct project meetings as predicated by overall schedule and scope. We also conduct safety audits in advance of site mobilization and during construction to outline a comprehensive and project-specific plan, ensuring safety on the project, especially in instances when we operate in occupied spaced that need to be fully operational until the project close-out phase is completed.

We have built relationships with reliable and capable subcontractors who have the capacity to perform work within all the 50 divisions of the 2018 Construction Specification Institute (CSI) format. Complementing this infrastructure and operational approach is KAI’s subcontractor relations. We recognize that subcontractors are a critical and integral part of our success.
During the RFP process and pre-construction services, we set high expectations for our trade teams, hand select those with the appropriate skill set and crews with a history of performance to ensure efficient and competitive pricing for the best quality project that can be delivered.
Follow Through
Maintain a broad project overview and monitor progress. Anticipate and expedite the impact and requirements of other stakeholders on the project. Respond to changing project environments. Unite all appropriate people/resources to coordinate simple and complex elements and events required to facilitate timely closure of the project. Our commercial and federal clients turn to Katco Associates to efficiently manage their projects, from the most simplistic to the most complex; efficiency equals cost effectiveness. We are committed to providing you a quality product delivered on time and within budget. That commitment continues through project closeout. Our project team will be available for the duration of the project from project commencement through occupancy of the space and completion of the last punch list item.
